Phase One: Water Extraction
Extraction is the removal of liquid water that is still visible and pooled — on flooring, inside wall cavities where water has tracked down from above, inside subfloor assemblies, and in crawl spaces or lower levels. Restoration contractors use truck-mounted or portable extraction units that pull water at rates no consumer equipment can match.
A thorough extraction job takes more than a pass with a squeegee. Technicians use weighted floor extractors and injection wands to pull water from carpet padding, from the first inch of concrete subfloor, and from the lower courses of drywall before they are removed. Skipping this step and jumping straight to fans slows total drying time significantly because the equipment has to evaporate liquid water rather than just drawing down ambient moisture.
Extraction is measured and completed within the first day of a response. Once no more liquid water can be mechanically removed, the job transitions to drying.
Phase Two: Structural Drying
Structural drying targets moisture that has been absorbed into building materials — drywall paper, wood framing studs, engineered lumber subfloors, concrete slabs, and insulation. This water is not visible, cannot be extracted, and will not leave on its own in a reasonable timeframe in Houston's climate.
Industrial LGR (Low Grain Refrigerant) dehumidifiers pull moisture from the air and force it to condense, which lowers the room's relative humidity. High-velocity air movers accelerate evaporation from the surface of wet materials into that drier air. The dehumidifiers then capture that evaporated moisture and exhaust it as condensate. This system runs continuously — typically for three to five days for a Category 1 (clean water) loss.
Moisture readings are taken daily using pin-type and non-penetrating meters. Drying is not complete when materials feel dry to the touch — it's complete when moisture content readings reach reference values for unaffected materials of the same type in the same structure. Stopping early because a wall "feels dry" is one of the most common causes of mold problems appearing two to three weeks after a restoration job.
Walls and floors routinely read elevated moisture for days after they feel dry to the touch. Only a calibrated moisture meter tells you what's actually happening inside.
Why Houston Makes Drying Harder
Structural drying is a process of creating a pressure differential between the moisture content inside building materials and the ambient air around them. The drier the air, the faster materials release their absorbed moisture. Houston averages relative humidity between 75% and 90% during summer months. Without mechanical dehumidification, there's almost no differential — wet materials simply stay wet.
This is why "open the windows" is not a useful strategy in Houston from April through October. Bringing in 90% RH outdoor air into a water-damaged structure does not help. The equipment creates its own controlled drying environment regardless of outdoor conditions.
What Happens If You Skip Structural Drying
The most common scenario: extraction is performed by a contractor or homeowner, visible water is gone, and the space is allowed to "air out." Three weeks later, there's a musty odor. Six weeks later, black spots appear at the base of a wall or under a baseboard. The drywall is cut open and there's active mold colonization of the framing behind it.
Mold remediation of a wall cavity after incomplete drying typically costs two to four times what the original drying job would have cost — and generates a significantly larger insurance claim with a much more intrusive reconstruction process. The mold issue is entirely preventable if structural drying is completed to standard.
